BondsOnline for Private Landlords in Western Australia
What BondsOnline Actually Is
BondsOnline is the digital portal run by the Department of Local Government, Industry Regulation and Safety (DLGIRS) for lodging, varying, and releasing residential security bonds in Western Australia. Licensed real estate agents must use it for all bond transactions. Private landlords can choose between BondsOnline and paper forms — but the portal is faster, gives you a digital record of every transaction, and avoids the postal delays that can push you past the 14-day lodgement deadline.
Setting Up Your MyAccount
To access BondsOnline as a private landlord, you first need a DLGIRS MyAccount. Here's the registration sequence:
- Go to the Consumer Protection website and select the MyAccount registration option
- Create your account with a valid email address and password
- Verify your identity — the system will ask for personal details and may require identity document uploads
- Link your rental property using the Landgate title reference number for the premises
The Landgate title matching step is where most private landlords get stuck. The property details you enter must exactly match the title records held by Landgate (Western Australia's land registry). If you've recently purchased the property and the title hasn't been updated, or if the address format on the title differs from what you enter, the verification will fail.
Troubleshooting tips: Search your property on the Landgate website first to confirm the exact title reference and address format. For a property held in a trust or company name, confirm with BondsOnline which owner and bank account can be linked; private-landlord access requires privately owned property and a nominated bank account in the landlord's name.
Linking a Bank Account
BondsOnline processes bond lodgements via direct debit. Your nominated bank account must be:
- Held in the landlord's name (matching the MyAccount registration)
- A single-signatory account — joint accounts requiring two signatures cannot be linked
Once the bank account is verified, the system debits the bond amount directly when you submit a lodgement. The Bond Administrator holds the funds as custodian.

Lodging a Bond Through the Portal
With your MyAccount set up and bank account linked, lodging a bond is a form-fill exercise:
- Log into MyAccount and select the bond lodgement option
- Enter the property address and tenancy details
- Add all tenant names exactly as they appear on the tenancy agreement
- Enter the bond amount (standard security bond plus pet bond if applicable)
- Confirm the direct debit authorisation
- Submit — the system processes the debit and generates a lodgement record
The Bond Administrator issues a Record of Payment of Security Bond to all parties once the funds clear. If you don't receive confirmation within a month, call 1300 853 829.
Using BondsOnline for Variations and Releases
The portal handles the full bond lifecycle, not just initial lodgement:
- Variations — When a co-tenant leaves and a new one moves in, or when a rent increase triggers a bond top-up, you submit a Variation of Security Bond through the portal. All parties must consent electronically.
- Bond release — At the end of the tenancy, either party can initiate a Security Bond Release Application through BondsOnline. The other party has 14 days to agree or dispute.
When Paper Forms Make More Sense
BondsOnline requires a compatible bank setup and a property title that matches Landgate records cleanly. Regional landlords with limited internet access, properties held in complex ownership structures, or bank accounts requiring multiple signatures may find the paper form route more practical. Manual forms can be submitted through the Bonds Upload portal, by post, or in person at DLGIRS offices in Perth or Cannington.
The Rental Bonds in Western Australia guide walks through both the BondsOnline registration process and the manual form pathway, with a decision flowchart for choosing the right channel based on your property and banking setup.
