Gas Safety Certificate Cost for Landlords in England (2026)

Standard Check Prices by Region

Gas safety check fees vary significantly across England. The figures below reflect 2026 commercial rates for a standard Regulation 36 inspection — the check itself, not repairs or annual boiler servicing:

Region Single appliance check Additional appliance (hob/fire) Combined check + boiler service
London and South East £80–£150 £20–£35 £140–£230
Midlands and Central £55–£90 £15–£25 £100–£160
North West and Yorkshire £50–£85 £15–£20 £95–£150
North East £45–£80 £10–£20 £90–£140

These are inspection-only prices from Gas Safe registered engineers operating on a direct booking basis. If you book through a letting agent, expect a £15–£40 administrative markup on top.

What Drives the Price Up

Number of appliances: A property with a boiler, a gas hob, and a gas fire takes longer to inspect than a boiler-only property. Most engineers charge a flat rate for the first appliance and a per-item fee for each additional one.

Property access difficulty: Flats on upper floors with no lift, properties in rural areas, and HMOs with multiple gas installations can attract higher callout rates.

Urgency: If your record has expired and you need a same-day or next-day appointment, priority booking fees apply — typically £20–£50 above the standard rate.

Combined visits: Booking a boiler service alongside the gas safety check usually costs less than arranging them separately. The engineer is already on site, so the marginal time for the service is lower. But confirm that the resulting paperwork includes both a completed Landlord Gas Safety Record and a separate service report — the service invoice alone doesn't satisfy your legal obligation.

Costs You Don't See on the Invoice

The inspection fee is only the guaranteed minimum. Three scenarios push the total cost higher:

Remedial repairs: If the engineer finds an Immediately Dangerous or At Risk defect, the appliance gets disconnected or turned off until repairs are completed. A new heat exchanger for a boiler can cost £300–£600. A full boiler replacement runs £1,500–£3,500 installed. There's no statutory cost cap on gas safety — unlike EPC-related works, which cap at £3,500 under MEES — so the repair bill lands in full.

Re-inspection after repairs: Once repairs are done, a Gas Safe engineer needs to re-test and issue a fresh Landlord Gas Safety Record confirming a pass. Some engineers include this in the repair fee; others charge a separate visit.

Temporary heating: If a boiler is disconnected as Immediately Dangerous in winter, you're responsible for providing alternative heating (electric heaters, fan heaters) to maintain habitable temperatures. This is a welfare obligation alongside your repair duty.

Why Cheapest Isn't Always Best

Searching for the cheapest gas safety check is rational — it's an annual recurring cost, and for a single-appliance property the work is standardised. But verify two things before booking on price:

  1. The engineer's Gas Safe registration is active — check the register online or call 0800 408 5500
  2. Their ID card categories cover every appliance in your property — domestic boilers, cookers, gas fires, and LPG are separate qualifications

An inspection by an engineer without the right categories produces an invalid record. You'd pay again for a legitimate check, doubling the cost.

Tenant Fees Act: Who Pays

Under the Tenant Fees Act 2019, the gas safety check is entirely the landlord's expense. You cannot pass it on to the tenant — not as a direct charge, not as an administration fee, not as a deduction from the deposit. A first-offence civil penalty for a prohibited tenant charge can be up to £5,000; repeat breaches can attract a civil penalty of up to £30,000.

The annual check is a business expense deductible against your rental income for tax purposes. Keep the invoice alongside your Landlord Gas Safety Record in your compliance file.

For a full breakdown of the compliance process beyond the check itself, our Gas Safety Compliance Guide covers everything from engineer verification to tenant delivery proof.
