How to Fill Out the NL Rent Increase Form (RT-2018-00050)

A rent increase in Newfoundland and Labrador is only valid if you use the government-prescribed form. An informal letter, a text message, or a handwritten note will not hold up if your tenant challenges the increase — no matter how clearly you stated the new amount.

Where to Get the Form

Form RT-2018-00050, officially titled "Landlord's Notice to Increase Rent," is available as a free fillable PDF from the Government of Newfoundland and Labrador.

Do not use templates from generic legal document sites or out-of-province forms. The adjudicator at a Residential Tenancies hearing will check whether you used the prescribed NL form.

What the Form Requires

The form captures five categories of information:

Tenant identification — Enter tenant names in the fields provided for Tenant #1 and Tenant #2.

Landlord identification — The landlord's name.

Premises — The full street address and specific unit number of the rented property.

Increase details — This section asks for:

  • The dollar amount of the increase and the payment period
  • The effective date of the increase
  • The new total rent and its payment period

Signature and date — Sign and date the form. An unsigned form is incomplete and may be challenged.

Common Errors That Void the Notice

Wrong effective date. The effective date must fall on the first day of a rental period — typically the 1st of the month for monthly tenants. Writing "July 15" when rent is due on the 1st makes the notice defective.

Insufficient notice period. The tenant must receive the form at least six full calendar months before the effective date (eight weeks for weekly tenancies). Remember that "received" means the deemed service date, not the date you sent it.

Missing increase details. Leaving the increase amount or the new total rent blank leaves a required field incomplete. Fill in every field.

Using the wrong form. There are several Residential Tenancies forms for different purposes — notice to terminate, application for dispute resolution, affidavit of service. Make sure you are using RT-2018-00050 specifically.

After You Complete the Form

Once the form is filled out and signed, you need to serve it using one of the methods permitted under Section 35 of the Act: hand delivery, delivery to a person aged 16 or older who apparently lives with the tenant, conspicuous posting, mailbox or under-door placement, prepaid registered mail or express post, courier to an address the tenant provided or where the tenant carries on business, or electronic delivery to the tenant's designated address under the statutory conditions.

Keep proof of delivery. In a dispute, the question is not whether you sent the notice — it is whether you can prove the tenant received it.
