Yukon Notice to End Tenancy Forms
Why the Right Form Matters
Under section 73 of the Residential Tenancies Act 2025, a landlord's notice to end a tenancy must use the approved form. An informal letter, a text message, or an obsolete form may not meet that requirement.
Each ground for ending a tenancy has its own form with specific fields — the statutory ground, the effective date, tenant dispute rights, and signature requirements. Here is what is currently available.
The Prescribed Forms
Notice of Unpaid Rent and 14-Day Notice to End Tenancy with Cause — For unpaid rent, first give the tenant the Notice of Unpaid Rent and allow five days after receipt to pay. If rent remains unpaid, serve the 14-day notice. The 14-day notice also covers other causes allowed by the Act.
3-Month Notice to End Tenancy - Landlord or Close Family Member Will Occupy Rental Unit (Form YG(6035CS)) — For a non-mobile-home periodic tenancy where the landlord or close family member intends in good faith to occupy the unit for at least 12 months.
3-Month Notice to End Tenancy - Purchaser to Occupy (Form YG(7604CS)) — For a non-mobile-home periodic tenancy where the purchaser or close family member intends in good faith to occupy the unit for at least 12 months and the purchaser has requested in writing, as part of the agreement, that the landlord give notice.
4-Month Notices to End Tenancy — For non-mobile-home periodic tenancies, separate prescribed forms cover change of use, renovations or repairs, and demolition. Renovations or repairs must require the unit to be vacant to meet minimum regulated standards; change of use must be non-residential for at least 12 months. The landlord must have all necessary permits and approvals for the applicable ground before serving, and must provide the tenant one month's rent as compensation by the effective date.
1-Month Notice to End Tenancy - Tenant's Notice for Safety or Security Risk (Form YG(7614CS)) — This is a tenant-initiated form for ending a fixed-term tenancy due to safety or security risk; it does not apply to periodic tenancies. A separate 1-month notice form is used when a tenant is admitted to long-term care.
Application for Order of Possession (Form YG(6908CS)) — Not a notice but the next step: filed at the RTO when a tenant does not vacate after a valid notice expires.

What Must Be on Every Notice
Section 73 of the RTA 2025 requires a notice to be in writing, signed and dated, identify the rental-unit address and effective date, and state the ground for ending the tenancy, except for a tenant's notice under section 56. A landlord must use the approved form. The applicable form provides the notice-specific information.
A notice missing any of these is defective. The statutory savings provision can correct a move-out date that is too early by pushing it forward to the next lawful date, but it cannot fix a missing signature, an omitted ground, or a failure to meet preconditions like having the required permits.
