LLAS Discount on Brent Landlord Licence Fees: How to Claim It
Brent Council offers a flat £40 discount on property licence fees for landlords who hold an active London Landlord Accreditation Scheme (LLAS) membership. It is the only fee discount Brent provides — there are no early-bird rates, portfolio reductions, or EPC-based concessions.
What Is the LLAS?
The London Landlord Accreditation Scheme is a voluntary training programme run jointly by London boroughs through the London Borough of Camden as lead authority. Landlords complete a training course covering tenancy law, property management, and regulatory compliance. On passing, they receive accredited status and a membership number.
The scheme is separate from the NRLA or any letting-agent professional body. It is specifically the LLAS membership number that Brent's licensing portal recognises for the discount.
How Much Does the Discount Save?
The £40 reduction applies to both HMO and selective licence applications:
| Scheme | Standard Fee | With LLAS Discount |
|---|---|---|
| Selective (new) | £640 | £600 |
| Selective (renewal) | £600 | £560 |
| Additional HMO (new) | £1,040 | £1,000 |
| Additional HMO (renewal) | £940 | £900 |
| Mandatory HMO (new) | £1,040 + room surcharges | £1,000 + room surcharges |
| Mandatory HMO (renewal) | £940 + room surcharges | £900 + room surcharges |
For a landlord with two properties in Brent — say a selective-licensed flat and an additional-HMO shared house — that is £80 saved across both applications.
How to Claim the Discount
When you submit your licence application through Brent's online portal, provide proof of your active LLAS membership. Check that the £40 reduction is reflected in the fee calculation.
You must hold an active, current LLAS membership at the time of submission. Expired or lapsed memberships do not qualify. If you are not yet accredited, you can complete the LLAS course before starting your licence application.

Is the LLAS Training Worth It?
The LLAS accreditation course is listed at £99.90 for two-year accreditation or £199.90 for five-year accreditation. If you are licensing a single property, the £40 discount alone does not recover either course fee. Three Brent licences would save £120, which covers the two-year course fee but not the five-year fee.
The real value of the LLAS is not the Brent discount. The training covers current legal requirements, including the Renters' Rights Act 2025 changes, and completing it demonstrates a baseline level of competence that can help in fit-and-proper assessments. Some landlords also use accreditation as a selling point when marketing properties to prospective tenants.
What Brent Does Not Offer
Unlike some other London boroughs, Brent does not offer:
- Multi-property portfolio discounts
- Early-bird application rates
- EPC rating-based fee reductions
- Gold Standard or enhanced accreditation concessions
The £40 LLAS discount and the lower renewal fee (when you apply before expiry) are the only ways to reduce what you pay Brent Council. For a full breakdown of every fee scenario, the Brent landlord licensing guide includes a fee calculator covering all three schemes, renewal rates, and the LLAS adjustment.
