Croydon Landlord Licence Fee Discounts: Accreditation, EPC and Multi-Dwelling Savings

Available Discounts

Croydon Council offers fee discounts on selective and additional HMO licences. The discount and fee part reduced depend on the scheme:

Discount Value Eligibility
Accreditation or qualifying membership £100 LLAS accreditation or membership of NRLA or UKALA; membership of ARLA, RICS or Safeagent may also qualify
Multi-dwelling (selective licences only) £100 For the 2nd and later properties in common ownership and management control, contiguous in the same block or building, with all applications made at the same time
EPC Band B+ £50 Property holds a valid EPC rating of Band B or above

The accreditation and EPC discounts are listed for both selective and additional HMO licences. The multi-dwelling discount is listed only for selective licences. The mandatory HMO fee uses a separate per-room calculation.

Accreditation Discount: £100

Croydon accepts LLAS accreditation or membership of NRLA and UKALA; it also lists ARLA, RICS, and Safeagent memberships as potentially qualifying. Accreditation must be active when you apply.

To claim the discount, submit evidence of accreditation or membership with the application. The council determines discounts after receiving the full application and supporting documents.

Accreditation provides evidence of property management competence and can also qualify for the £100 discount on a discretionary licence.

Multi-Dwelling Discount: £100

For selective licences, the £100 reduction applies to the second and later properties only when they are in common ownership and management control, contiguous in the same block or building, and all applications are made at the same time.

For example, three qualifying properties in the same block could receive the reduction on the second and third applications.

EPC Band B+ Discount: £50

Properties with an EPC rating of Band B or higher qualify for a £50 fee reduction on both selective and additional HMO licences. The valid EPC must be submitted with the application.

How Discounts Stack

Where a selective licence application qualifies for the accreditation, multi-dwelling, and EPC reductions, the discounts can total £250. The multi-dwelling reduction applies only to the second and later qualifying properties in the same block or building.

On a selective licence (£800 standard), that would bring the cost down to £550. On an additional HMO licence, the accreditation and EPC reductions can total £150, bringing the £1,250 fee to £1,100.

Document your discount claims carefully. Upload clear copies of your accreditation evidence and EPC within the portal, and provide the ownership, management, block, and application details required for a multi-dwelling claim.

When Discounts Do Not Apply

Part A fees are non-refundable regardless of discount status. Selective accreditation and EPC discounts reduce Part B; the multi-dwelling discount reduces Part A for second and later qualifying properties. Additional HMO accreditation and EPC discounts reduce Part B.

The council determines discounts after receiving the complete application and supporting documents. It will not apply discounts if it has made two requests for additional supporting documents or served a warning letter for failure to license the property.

Our Croydon Landlord Licensing Guide includes a fee and discount worksheet covering the available reductions for each licensing scheme.
