Gateshead Licence Fees Discount: How to Save on Your Landlord Licensing Costs

Gateshead's licensing fees are not small — £850 for a selective licence, £976.30 for an additional HMO. But the council offers several discounts that come off the Part B payment, and qualifying for them is straightforward if you know what is available before you apply.

The £75 Accredited Landlord Discount

The most accessible discount. If you hold active membership with any of these organisations at the time of application, £75 comes off your Part B fee:

  • National Residential Landlords Association (NRLA)
  • ARLA Propertymark
  • Safeagent
  • UK Association of Letting Agents (UKALA)
  • Royal Institution of Chartered Surveyors (RICS)
  • The Guild of Property Professionals

NRLA membership costs around £85–£95 per year. For a single property, the £75 discount nearly offsets the first year's membership. For two or more properties, membership pays for itself immediately through stacked discounts.

The former Gateshead Private Landlords Association (GPLA) also qualified, but it closed on 31 December 2025. Former GPLA members who joined the NRLA or another approved body still qualify.

The Multi-Property Discount

Submitting applications for two or more properties simultaneously gets you £10 off Part B for each property after the first. It is a small saving per property, but for a landlord with four or five properties in designated areas it adds up.

This discount stacks with the accredited landlord discount. A landlord with NRLA membership submitting three selective licence applications at once saves:

  • Property 1: £75 off Part B = £265 Part B
  • Property 2: £75 + £10 off = £255 Part B
  • Property 3: £75 + £10 off = £255 Part B

Total saving: £245 across three properties.

Early-Bird Discounts (Now Closed)

The council offered a £75 early-bird discount for landlords who submitted complete applications before the scheme started:

  • Phase 1 window: 1 March – 31 May 2025
  • Phase 2 window: 1 July – 30 September 2025

Both windows are closed. Landlords who missed them pay the standard Part B rate. The early-bird was separate from the accredited discount and could stack — landlords who qualified for both saved £150 on Part B.

When Discounts Are Forfeited

The council can strip all discounts if:

  • You ignore two requests for missing documents
  • You receive a formal warning for operating an unlicensed property
  • The council identifies an unlicensed HMO during enforcement
  • Your licence is restricted to less than five years due to compliance concerns

In other words, a sloppy application or late submission can cost you the discounts you otherwise qualified for.

The Real Savings: Avoiding Surcharges

Beyond discounts, the bigger financial risk is surcharges for mistakes:

  • £25 for an incomplete application (council chases missing documents)
  • £50 for requesting a paper form instead of applying online
  • £510–£585.80 lost if your Part A is forfeited on a rejected application

A complete, correctly categorised application avoids all of these. The Gateshead Landlord Licensing Guide walks through the full pre-submission audit so nothing gets missed.
