How to Lodge a Rental Bond with the RTBA in Victoria

Missing the bond lodgement deadline in Victoria is one of the most expensive administrative mistakes a private landlord can make — up to $31,365 in fines for the 2026–27 financial year. The process itself is straightforward once you understand the timeline and the RTBA Online portal.

The 10-Business-Day Deadline

Under Section 406 of the Residential Tenancies Act 1997, you must lodge the full bond amount with the Residential Tenancies Bond Authority (RTBA) within 10 business days of receiving it. Business days exclude weekends and Victoria-wide public holidays.

Count the 10-business-day period from receipt, excluding weekends and Victoria-wide public holidays.

Lodging Through RTBA Online

Routine bond transactions are handled through RTBA Online. Complex cases, such as legal-representative sign-offs, deceased estates, or court-appointed guardianships, require paper forms with certified documents.

To lodge a bond, you need:

  1. A registered RTBA account (see how to set up your RTBA account)
  2. The renter's full legal name and contact email (each party needs a unique email address)
  3. The rental agreement details — address, weekly rent, bond amount, tenancy start date
  4. Payment via credit card, debit card, or BPAY

Direct Renter Payment

Renters have a statutory right to pay their bond directly to the RTBA rather than handing the money to you. If a renter chooses this option:

  1. They give you written notice of their election.
  2. You select the "direct payment" option when initiating the lodgement on RTBA Online.
  3. The RTBA sends an electronic payment request to the renter.
  4. The renter completes payment within 2 business days via card or BPAY.

From 1 June 2027, refusing to enter a rental agreement because a renter wants to pay the RTBA directly becomes a specific offence carrying up to 60 penalty units.

The Bond Receipt

After the RTBA processes the lodgement, it issues an official Bond Receipt with a unique Bond Number to both you and every named renter within 7 days. If neither party receives a receipt within 15 business days, contact the RTBA at 1300 13 71 64 to trace the transaction.

Keep the Bond Receipt separate from your rent ledger. The Bond Number is what you'll reference for every future transaction on that bond — claims, transfers, or corrections.

What to Do Before Lodging

Before you touch the RTBA portal, make sure these steps are done:

  • Condition report delivered. Two signed copies of Form 2 must go to the renter before they move in. This isn't part of lodgement, but failing to deliver the condition report undermines every future bond claim.
  • Bond amount checked. Run the calendar-month formula — (weekly rent × 52) ÷ 12 — to confirm you haven't exceeded the cap. RTBA Online will flag an obvious overcharge, but better to verify first.
  • Rental agreement signed. The lodgement links to the agreement details. Having the signed agreement on hand speeds up the portal workflow.

The Rental Bonds in Victoria guide walks through each RTBA portal screen with a lodgement ledger that tracks every date from receipt to confirmation, so nothing slips past the 10-day window.
