Leeds Rental Standard Accreditation: How to Get the £150 Licence Discount

What the Leeds Rental Standard Is

The Leeds Rental Standard (LRS) is a joint accreditation framework recognised by Leeds City Council, Unipol Student Homes and the National Residential Landlords Association (NRLA). It sets a baseline for property management standards and landlord training. For licensing purposes, its main practical benefit is a £150 discount on the Stage 2 fee of both selective and HMO licence applications.

How the £150 Discount Works

When you apply for a selective licence online, the total fee is £1,100 — split into a £400 Stage 1 fee and a £700 Stage 2 fee. If the proposed licence holder holds active accreditation recognised under the LRS at the time of Stage 1 submission, the Stage 2 fee drops from £700 to £550. The total comes to £950 instead of £1,100.

The same £150 discount applies to mandatory HMO licences, reducing the £975 fee to £825.

Across a portfolio of even three properties, the saving is £450 — more than enough to justify the membership effort.

The Conditions Are Strict

The discount is not automatic. Four conditions must all be met at the moment you submit Stage 1:

  1. The proposed licence holder must be the property owner — not a manager or agent acting on their behalf
  2. The licence holder must personally hold the qualifying accreditation — it is their name, not a company name, that the Council checks
  3. Accreditation must be in place before submission — joining LRS after the Stage 1 payment does not qualify for a retrospective discount
  4. Agent accreditation does not count — if your letting agent is LRS-accredited but you are not, the discount does not apply

How to Join

LRS accreditation is available through recognised providers including:

  • Unipol Student Homes — provides student housing accreditation and training
  • NRLA accreditation — the association's accredited landlord schemes are recognised under the LRS umbrella

Check the provider's current process and timing before planning your Stage 1 submission.

Is It Worth It?

For a single property, compare the £150 saving with the membership cost. For portfolio landlords licensing multiple properties under the selective scheme, the discount applies per property.

Beyond the fee reduction, accreditation establishes a recognised management standard.

Our Landlord Licensing in Leeds guide covers the LRS accreditation timing in the application sequence so you do not miss the window.
