Notice to Quit Form and Template for Northern Ireland Landlords
There Is No Official NTQ Form in Northern Ireland
If you have been searching for a government-issued notice to quit form for Northern Ireland, you will not find one. Unlike England's Form 6A for Section 21 notices, Northern Ireland's Private Tenancies (Northern Ireland) Order 2006 does not prescribe a standard template.
Section 11(9) of the Private Tenancies Act (Northern Ireland) 2022 includes a transitional saving provision: until the Department for Communities introduces regulations prescribing an official form, a notice to quit is legally valid provided it is given in writing. That means no specific form number, no government PDF, and no particular layout is required by statute.
This catches landlords off guard. Many arrive at nidirect expecting a downloadable template and leave empty-handed.
What a Valid Notice to Quit Must Include
A written notice to quit that will hold up in court needs five elements:
- Full names of every landlord and tenant listed on the tenancy agreement — not just first names, and not just the lead tenant if there are joint tenants.
- The complete property address including postcode.
- An unconditional statement that you require the tenant to deliver vacant possession and that the tenancy will end on a specific date.
- An exact expiry date that gives at least the minimum statutory notice period (4 weeks for tenancies not more than 12 months, 8 weeks for more than 12 months but not more than 10 years, 12 weeks for more than 10 years).
- Your signature and the date you signed it. A letting agent can sign on your behalf if they have written authority.
Missing any one of these elements gives a County Court judge reason to dismiss your ejectment claim. A dismissed claim means restarting the entire notice period from scratch.
Structuring the Letter Itself
Keep it factual and short. Open with the date, your full name and address, and the tenant's full name and address. State that you are giving notice to quit the property. Specify the address, the date the notice expires, and the statutory basis (Article 14 of the Private Tenancies Order 2006, as amended). Close with your signature.
Avoid adding threats, explanations of why you want possession, or commentary on the tenancy. None of that is required, and loose wording can be used against you if the tenant challenges the notice's clarity.

Common Template Mistakes
Using an English template. Section 21 and Section 8 forms are for England and Wales only. Serving one in Northern Ireland is legally meaningless — the court will not recognise it, and you will have wasted weeks.
Leaving the expiry date vague. Writing "four weeks from the date of this letter" instead of a specific calendar date creates ambiguity about when the notice actually expires. Always name the day, month, and year.
Forgetting joint tenants. If the tenancy agreement names two people, the notice must be addressed to both. A notice served on only one joint tenant is defective.
Before You Draft the Notice
A perfectly worded notice to quit is still invalid if you have not met Northern Ireland's compliance preconditions. Before you put pen to paper, confirm that:
- Your landlord registration is active on the Landlord Registration Scheme.
- For a deposit taken on or after 1 April 2023, it is protected in TDS Northern Ireland or MyDeposits Northern Ireland within 28 days, the Prescribed Information is served within 35 days, and the deposit does not exceed one month's rent.
- You have served the tenant with a Tenancy Information Notice within 28 days of the tenancy starting.
Failing any of these lets the tenant defend against your ejectment claim in County Court — even if the notice itself is perfectly drafted.
The Northern Ireland Notice to Quit Guide walks through each precondition in order, with a compliance audit worksheet you can fill in before drafting your notice, plus the full notice structure and three worked timing examples.
