SafeDeposits Scotland vs MyDeposits Scotland vs LPS Scotland: Which Scheme to Choose
Scotland has exactly three government-approved tenancy deposit schemes. All three are custodial, all three are free, and all three are legally identical in terms of what they do with your money. So why does the choice matter at all?
Because each scheme has its own portal and support resources. Check the selected scheme's current instructions and choose one whose portal works for you.
The Three Approved Schemes
Under the Tenancy Deposit Schemes (Scotland) Regulations 2011, every landlord who takes a deposit must lodge it with one of these three custodial administrators within 30 working days of the tenancy start date.
SafeDeposits Scotland is operated by SafeDeposits Scotland Limited, a subsidiary of the SafeDeposits Scotland Charitable Trust, based in Glasgow. It is the largest scheme by volume in Scotland.
MyDeposits Scotland is operated by HF Resolution Limited. It shares branding with the mydeposits service in England and Wales, but the Scottish operation runs under separate regulations and a separate custodial model.
Letting Protection Service Scotland (LPS Scotland) is operated by Computershare Investor Services PLC and offers the same statutory protections.
What They All Have in Common
Every scheme charges landlords and tenants nothing — no registration fees, no annual subscriptions, no per-deposit charges, no dispute resolution fees. The schemes fund themselves through interest earned on the pooled deposits they hold under Regulations 14 and 16 of the 2011 Regulations.
All three are custodial-only. The landlord transfers the deposit to the scheme, and the scheme holds the money in a designated account until the tenancy ends. Insurance-backed schemes — where the landlord keeps the deposit and buys a policy — are not permitted in Scotland.
All three provide:
- Online portal for deposit lodging and tenant record management
- Automated Deposit Protection Certificate on receipt of funds
- Downloadable prescribed information templates
- Free Alternative Dispute Resolution (ADR) for end-of-tenancy disputes
- Portal-based evidence upload for adjudication
Where They Differ
Registration and Portal Experience
SafeDeposits Scotland is the largest provider in Scotland. Account setup requires your landlord registration number (or confirmation that your application is pending), property details, and tenant contact information.
MyDeposits Scotland shares branding with the mydeposits service in England and Wales, but the Scottish operation follows separate regulations and a separate custodial model. Do not assume that deadlines or prescribed information carry over.
LPS Scotland's customer support team can provide paper submission schedules for landlords who prefer not to use the portal.
Dispute Resolution Timelines
All three schemes offer free ADR, and the process is structurally identical: paper-based, evidence submitted via digital upload, independent adjudicator, binding decision. The typical timeline from referral to decision is 20 working days after evidence submission closes.
Prescribed Information Generation
When you lodge a deposit, each scheme generates a Deposit Protection Certificate confirming receipt. The certificate is not by itself the full Regulation 42 prescribed information pack that you're legally required to serve on the tenant. You still need to provide:
- Your landlord registration number or pending application reference
- The specific tenancy agreement clauses governing deposit deductions
- The official scheme information leaflet
All three schemes provide downloadable prescribed information templates. Check the chosen scheme's current template against all Regulation 42 requirements and keep proof of service.

How to Choose
For most single-property landlords, the practical decision comes down to one question: which portal makes the 30-working-day lodging deadline easiest to hit?
SafeDeposits Scotland is the largest provider in Scotland. All three schemes are approved, free, and custodial, so compare their current portal instructions and choose the one that fits your needs.
If you manage properties in both Scotland and England, MyDeposits Scotland is available in both jurisdictions, but the underlying rules are different.
If you work with a letting agent who already uses a specific scheme, stay with that scheme — transferring deposits between schemes mid-tenancy creates unnecessary compliance risk.
You can use different schemes for different properties. There is no requirement to consolidate all deposits with one administrator.
What the Choice Does Not Affect
Whichever scheme you choose, your statutory obligations are identical:
- Lodge the deposit within 30 working days of the tenancy start date
- Serve the full Regulation 42 prescribed information within the same deadline
- Keep auditable proof that the tenant received it
- Use the scheme's portal to initiate repayment at the end of the tenancy
The penalty for non-compliance is the same regardless of scheme: the First-tier Tribunal for Scotland (Housing and Property Chamber) can order a mandatory penalty of up to three times the deposit amount. The tribunal does not care which scheme you use — only whether you used one at all, and whether you met the deadline.
