Tasmania Rental Bond Forms 2026: What's Changed and Where to Find Them

MyBond Is the Primary Lodgement Route

All rental bond lodgements are managed online through MyBond. The owner or agent completes the bond lodgement form online, then the tenant pays the RDA after receiving a MyBond notification.

The online portal at mybond.tas.gov.au lets landlords, agents and tenants manage the full lifecycle of a rental bond digitally.

What MyBond Handles

MyBond handles everything the old paper forms covered, plus functions that paper never could:

  • Bond lodgement — creating a new bond record with property details, lease terms, tenant information and payment processing
  • Tenant transfers — swapping a departing tenant for a new one on the bond record without touching the lodged funds
  • End-of-tenancy claims — initiating bond refund or deduction claims with digital consent workflows
  • Dispute referral — automatic referral to the Residential Tenancy Commissioner when a party disputes a claim within the 10-day window
  • Management transfers — moving bond administration between agents, or from an agent to a self-managing landlord

If you cannot access MyBond, contact Rental Services on 1300 654 499 or visit a Service Tasmania shop for help with your Owner ID. Tenants can also pay a bond at a Service Tasmania shop using the bond barcode or number.

Forms That Still Exist

Other paper forms and documents remain part of the Tasmanian tenancy system:

Condition report — If the owner requires a bond, Section 26 requires the owner to give the tenant two copies of a condition report signed by the owner on or before the day the tenant occupies the premises. Consumer Affairs Tasmania provides a downloadable condition report template through consumeraffairs.tas.gov.au. The tenant has two days after receiving the copies to inspect, sign and return one copy.

Residential tenancy agreement — the lease itself remains a written document, though it can be signed digitally. Standard forms are available from Consumer Affairs Tasmania and the Real Estate Institute of Tasmania.

Rent ledger — Section 61 requires landlords to maintain a proper rent receipt record. There's no prescribed government form for this, but the record must be complete and accurate for any bond claim involving rent arrears.

The Regulations

The Residential Tenancy Regulations 2025 (Statutory Rules 2025, No. 14) took effect on 22 April 2025, superseding legacy regulations.

The MyBond portal itself launched on 1 May 2019 and remains the primary channel for managing bonds.

What This Means for Landlords

If you're setting up your first tenancy in Tasmania, start with a MyBond account — not a form search. The account requires two-factor authentication and takes a few minutes to create. Your tenant also needs their own MyBond account to generate the Tenant ID you'll need for the lodgement.

Our Tasmania Rental Bond Guide maps the current MyBond digital workflow from account registration through lodgement, with screenshots of each step and the deadline calculations built in — so you're working from the system that exists in 2026, not the paper process it replaced.
