Yukon Rent Increase Notice Period

Getting the notice period wrong can delay a Yukon rent increase. Under the Act, a notice that fails the 12-month or notice-period rules takes effect on the earliest date that complies.

Three Full Rental Months (Until November 30, 2026)

Under the current Residential Tenancies Act, a landlord must give at least three full rental months of notice before a rent increase takes effect. "Full rental months" means complete rent-payment periods — not just 90 calendar days.

For a standard monthly tenancy where rent is due on the first of each month: a notice served during June does not start its countdown until June 30. The three full months are July, August, and September. The earliest effective date is October 1.

Serve that same notice on July 1 instead of June 30, and the countdown starts at the end of July. The three full months become August, September, and October — pushing the effective date to November 1.

One day late costs an extra month of lost revenue.

Six Months (If Changes Take Effect December 1, 2026)

If the tabled amendments take effect on December 1, 2026, the notice requirement will double to six months.

A notice served December 1, 2026 (rent due on the 1st): the countdown starts December 31. The six full months are January through June 2027. The earliest effective date is July 1, 2027.

Mid-Month Tenancies

If rent is payable on the 15th of each month, the notice period runs across full mid-month intervals. A three-month notice served on or before January 14 takes effect April 15.

The Registered-Mail Trap

Service by registered mail adds five calendar days for deemed receipt. If you need the tenant to be deemed served by August 31, the letter must be posted by August 26 at the latest.

Mail it on August 31 and deemed receipt falls on September 5 — the notice period starts September 30 instead of August 31, delaying the effective date by a full month.

Personal delivery and consented email avoid this buffer; email is deemed received on the day it is sent.

Practical Timeline: How to Back-Calculate

Start from the effective date you want and work backwards:

  1. Write down the target effective date (e.g., March 1, 2027).
  2. Count back three full rental months: December, November, October. The tenant must be deemed served by September 30.
  3. If serving by registered mail, subtract five days: post by September 25.
  4. If serving in person or by consented email, serve by September 30.

After December 1, 2026, count back six months instead of three.

The Yukon Rent Increase Compliance Toolkit includes a deadline calculator that maps your target date to the last valid service date for each delivery method.
