$0 Yukon Rent Increase Checklist

Yukon Rent Increase Form

For a statutory rent increase in Yukon, use the official prescribed form issued by the Residential Tenancies Office. Custom letters, emails, and text messages do not meet that form requirement. The form notes that an increase authorized by the tenancy agreement for additional occupants does not require a rent-increase notice.

Where to Get the Form

The form is called Notice of rent increase and carries the identifier YG(6942CS). Yukon.ca lists it as updated September 1, 2025; the PDF is marked Rev.07/2025. Download it from the Government of Yukon's forms portal under "Forms for landlords and tenants."

Always download a fresh copy before each use. If the RTO publishes a revised version (likely around the December 2026 legislative amendments), a notice served on an outdated form risks rejection.

Mandatory Fields

Complete the form's required fields. It also includes optional fields, such as a unit number and a separate address for service if different. The form asks for:

  1. Names of the landlord(s) and tenant(s).
  2. Address of the rental unit and, if different, the address for service.
  3. Date the tenancy started and date of the last increase.
  4. Current rent, amount of increase, and new rent.
  5. Effective date of the new rent.
  6. Signature of the landlord or landlord's agent and the date signed.

Common Errors to Avoid

Wrong math. An increase above the 2.6% cap exceeds the legal maximum. A landlord rounding $1,846.80 up to $1,847.00 has added $0.20 above the maximum.

Missing signature. Complete the signature and date fields on the approved form.

Wrong effective date. The effective date must fall on a regular rent-due date and must allow three full rental months of notice (six months after December 1, 2026).

Using a letter instead of the form. Even a letter that copies the form's content word for word does not meet the approved-form requirement for a statutory rent increase.

After You Complete the Form

Serve the form by personal delivery, registered mail, door or conspicuous-place posting plus mail, or email with the tenant's written consent. Then complete the RTO's Declaration of service — landlord serving tenant form to document delivery.

Keep copies of both forms plus any postal receipts or email delivery headers for at least the duration of the tenancy.
