Bond Variation South Australia: Top-Ups, Tenant Changes, and Transfers
A rental bond in South Australia is not a set-and-forget number. Rent increases, tenant changes, and property sales all require active administrative steps through Residential Bonds Online (RBO) — and each has its own rules and deadlines.
Bond Top-Ups After a Rent Increase
Under the 2024 reforms, rent increases are capped at once every 12 months. When a lawful increase goes through, a bond top-up may be possible, subject to the separate timing and notice rules in Section 61(2).
The calculation follows the standard cap rules. If weekly rent increases from $600 to $700, the 4-week maximum bond expands from $2,400 to $2,800 — the cap difference is $400, subject to Section 61(2)'s timing and notice rules.
If the increase pushes rent above the $800-per-week threshold, the cap shifts from 4 weeks to 6 weeks, allowing a larger proportional top-up.
Section 61(2) allows a landlord to require a bond increase only after at least two years have elapsed since the bond was given or last increased, by written notice allowing at least 60 days. Top-up money must then be lodged with CBS through RBO (using the "Pay a bond increase" option) or via a paper Bond Lodgement Form. The standard lodgement deadline applies: 14 days from receipt for self-managing landlords, 28 days for agents.
The bond increase rule is separate from the 12-month rent-increase limit. If you seek a top-up because rent increased, that rent increase must also comply with its own statutory rules.
Co-Tenant Changes
When a tenant leaves a shared tenancy and a replacement moves in, the bond record at CBS needs updating.
In RBO, you access the bond, select "Adjust bond," and click "Update tenant information." The process requires digital or written consent from all parties — every remaining co-tenant, the departing tenant, the incoming tenant, and the landlord.
RBO updates the authority records, but it does not handle the money between tenants. If the departing tenant paid the original bond, they need to arrange reimbursement from the incoming tenant privately. CBS is not involved in that transaction.
Property Sales and Management Transfers
When you sell a property or change managing agents, the bond record must be updated through RBO or by submitting the hardcopy Change of Ownership or Agent Form.
For an RBO transfer, the incoming party initiates a "Bond import request" using the CBS Bond Number. RBO sends an automated approval request to the current managing party, who has 14 calendar days to approve the transfer. If they do not respond, the system escalates automatically to the CBS Bonds team for manual review.
For hardcopy transfers, the signed Change of Ownership or Agent Form is submitted to CBS directly.

Portable Bonds: Not Available in SA
South Australia does not operate a portable bond scheme. While Victoria introduced one in July 2026, the SA Parliament rejected a similar proposal during debate on the Residential Tenancies (Miscellaneous) Amendment Bill 2025. Each bond remains tied to the specific property — when a tenancy ends, the bond must be refunded or claimed, and a new bond lodged for the next address.
The SA Rental Bond Guide includes a Tenant Variation and Bond Transfer Log that tracks each mid-tenancy change — co-tenant substitutions, top-ups, ownership transfers — with the consent records and RBO confirmation references you need to maintain a clean audit trail.
