RBO South Australia: How Residential Bonds Online Works for Landlords
Residential Bonds Online is the primary digital portal for rental bonds in South Australia, operated by Consumer and Business Services (CBS). If you are a self-managing landlord, RBO lets you lodge bonds, process top-ups, update tenant details, and file refund claims or disputes. CBS also accepts hardcopy forms.
The portal works, but it is not always intuitive. Several common points of confusion trip up private landlords who are using it for the first time.
Setting Up Your RBO Account
You need a verified account before you can lodge or manage any bond. Registration requires submitting standard identification documents for identity verification. Once verified, your dashboard shows all bonds linked to your account.
Historical bonds — those lodged on paper before you had an RBO account — do not automatically appear. To link them, contact the CBS Bonds team with the bond number. New bonds lodged through your account appear automatically.
Lodging a Bond
RBO offers two payment methods when lodging:
Tenant Payment Link — you enter the tenancy details (address, weekly rent, bond amount) and RBO generates a secure link sent to the tenant's email. The tenant pays CBS directly by credit or debit card. The money never passes through your hands.
Direct Debit — if you have already collected the bond, you process the lodgement by direct debit from your nominated bank account.
Once the payment clears, RBO issues a Bond Lodgement Number and sends confirmation to both parties.
Processing Mid-Tenancy Changes
Three common mid-tenancy operations run through RBO:
- Bond top-ups after a rent increase — use the "Pay a bond increase" menu
- Tenant updates when a co-tenant joins or leaves — select "Adjust bond" then "Update tenant information" (requires all-party consent)
- Management transfers when the property is sold or the agent changes — the incoming party initiates a "Bond import request" using the bond number

Filing a Refund or Claim
At the end of the tenancy, either party submits a refund request through RBO nominating the proposed split. If both parties agree, CBS pays out by electronic funds transfer. If you file an unconsented claim, CBS issues a Notice of Claim to the tenant, who has approximately 14 days to accept, counter-offer, or dispute.
If the tenant does not respond (the "silent tenant" scenario), you must substantiate the claim by uploading evidence — inspection sheets, photographs, invoices, and rent ledgers — within the notice window.
Paper Fallbacks Are Fading
CBS still accepts hardcopy forms (Bond Lodgement, Bond Refund, Change of Tenant, Change of Ownership) for landlords who cannot use RBO. But the direction is clearly digital: the Telephone Payment System was decommissioned on 31 December 2025, and all unpresented cheques will be stopped by 31 December 2026.
The SA Rental Bond Guide covers the full RBO workflow from account setup through to end-of-tenancy claims, with the step-by-step lodgement checklist that tracks each confirmation and deadline.
