Ealing Selective Licensing Wards: Full Ward Lists and Boundary Guide
Ealing's selective licensing does not cover the whole borough. It applies only in wards listed in two separate designations — and both use the old ward boundaries, not the current electoral map. Getting this wrong is the most common mistake landlords make when checking whether they need a licence.
Designation 1 Wards (1 April 2022 – 31 March 2027)
Three wards:
- East Acton
- Southall Broadway
- Southall Green
Designation 2 Wards (3 January 2023 – 2 January 2028)
Twelve wards:
- Acton Central
- Dormers Wells
- Greenford Broadway
- Greenford Green
- Hanger Hill
- Hobbayne
- Lady Margaret
- North Greenford
- Northolt Mandeville
- Northolt West End
- Perivale
- South Acton
Why Pre-May 2022 Boundaries Matter
Ealing Council redistributed its electoral wards in May 2022 — ward names changed, borders shifted and some areas moved from one ward to another. But both selective licensing designations were drawn using the old boundaries and are legally tied to them for the life of the scheme.
That means a property in an area now called one ward name on the electoral roll might still sit inside (or outside) a selective licensing area based on the pre-2022 map. Standard postcode lookup tools that use current ward data will give you an incorrect answer.

How to Check Your Property
Use Ealing Council's interactive property licensing map, which maps addresses against the pre-May 2022 designation schedules. Enter the full property address and postcode.
If the property sits on a boundary street or the postcode does not return a clear result — common with subdivided units, basement flats and newly built properties — request written confirmation from the Property Licensing Team ([email protected]) before entering into a tenancy. Archive that confirmation alongside the date-stamped map result in your compliance file.
Wards Not Covered by Selective Licensing
Properties in wards outside the two designations — including Ealing Broadway, Ealing Common, Hanwell, Northfield, Pitshanger and Southfield — do not need a selective licence. They may still need an HMO licence if the occupancy meets the threshold: Ealing's additional HMO licensing and mandatory HMO licensing both apply borough-wide, regardless of ward.
The Ealing landlord licensing guide includes the complete ward-by-ward mapping, a scheme decision flowchart and a pre-submission checklist covering all three licensing regimes.
