NZ Bond Refund: How Long Does It Take?
You've filed the bond refund through Bond Hub, and now you're watching your inbox. The timeline depends on whether everyone agrees — and how quickly they respond.
The Standard Timeline
Tenancy Services can take up to 10 working days to process a completed refund application. Under the RTA, working days exclude Saturdays and Sundays; Waitangi Day, Anzac Day, the Sovereign's birthday, Matariki Observance Day, and Labour Day (plus the following Monday when Waitangi Day or Anzac Day falls on a weekend); the relevant provincial anniversary day; Good Friday through the Tuesday after Easter; and 24 December through 3 January inclusive.
For a Bond Hub request, once all tenants agree, the bond is refunded the following day.
The Tenant Response Window
When a landlord submits a refund request through Bond Hub, every tenant named on the bond gets a notification by their preferred contact method. They have 12 working days from notification to review and agree or disagree with the proposed split.
This is where delays happen. A tenant who's moved cities or gone overseas can use the full 12 days without responding. No response does not trigger an automatic refund.
What Happens When a Tenant Doesn't Respond
If at least one tenant does not respond within 12 working days, the landlord should follow up with the tenant or contact Tenancy Services for help. The tenant can also contact Tenancy Services with their refund details to respond. The bond is not automatically released because the response window has passed.

What Happens When There's a Dispute
If the tenant objects to the proposed split, the bond freezes. Neither party can access the funds until the dispute resolves through either:
Tenancy Services mediation — free and confidential. The time to resolve a dispute depends on whether the parties reach agreement.
Tenancy Tribunal hearing — if mediation fails, either party can apply to the Tribunal (the application fee is $29). Hearing dates depend on the Tribunal's current schedule. The Tribunal issues a binding order directing Tenancy Services to release the bond.
A disputed refund can take substantially longer than an agreed one because it may need mediation or a Tribunal hearing. The best way to avoid this is solid documentation: dated photos from move-in and move-out, a signed condition report, and receipts for any claimed damage.
Delays You Can Prevent
Outdated tenant contact details. Bond Hub sends notifications using the tenant's preferred contact method. Update contact details in Bond Hub before filing the refund.
Incorrect bank account details. Tenants enter their own bank account details when they agree to the refund in Bond Hub. They should check the details carefully before submitting.
Filing during the year-end exclusion. The RTA does not count working days from 24 December through 3 January. A refund filed in late December may take longer to process across that period.
Speed Up the Process
File the refund the day after the final inspection while the tenancy is still fresh. Contact the tenant directly to let them know the Bond Hub request is coming — a quick text or email gets faster responses than waiting for the system notification.
