Redbridge LLAS Accreditation Discount: How to Save £35 on Your Licence Fee

Redbridge gives accredited landlords a £35 discount on the Part B licence fee — but the timing of when you complete the training and when you submit proof matters more than the discount itself might suggest.

What LLAS Is

The London Landlord Accreditation Scheme is a training programme run in partnership with London boroughs. The core course covers landlord legal obligations, property management standards, and tenant relations. It typically runs as a five-hour session, either online or in person.

Other accredited landlord training providers offering equivalent five-hour courses are also accepted by Redbridge. The key requirement is that the course is formally recognised by the council.

The £35 Discount

When you submit proof of LLAS completion (or equivalent accreditation) at the time of your licence application, Redbridge deducts £35 from your Part B fee.

For a selective licence, that reduces Part B from £626.64 to £591.64. For HMO licences, the same £35 comes off whatever Part B band applies.

The discount only applies to Part B. Part A is fixed and unaffected.

The 18-Month Grace Period

If you haven't completed accreditation when you apply, the council doesn't reject your application. Instead, it attaches a condition requiring you to complete an accredited training course within 18 months of the licence being granted and submit proof to the licensing team.

This is a licence condition, not a suggestion. Failing to comply is a breach of conditions, which is a criminal offence under the Housing Act 2004.

The catch: if you complete the course after you've already paid the standard Part B fee, the £35 discount is not applied retrospectively. You save the £35 only by submitting accreditation proof during the application itself.

Practical Timing

The optimal sequence:

  1. Complete LLAS or equivalent training before you start the portal application
  2. Save the certificate as a PDF or image file
  3. Upload it during Step 8 of the application (document attachment)
  4. The £35 discount is applied automatically to your Part B invoice

If you're planning to apply for multiple licences (for example, selective licences for two properties in different wards), completing accreditation once covers all of them. The same certificate applies across every Redbridge application you submit.

How Accreditation Interacts With the Fit and Proper Test

LLAS accreditation and the fit and proper person test are separate requirements. Completing training demonstrates competence and earns the fee discount, but it does not satisfy the fit and proper declarations. You still need to declare your background regarding criminal convictions, housing law breaches, and previous enforcement actions as part of the application.

Where to Take the Course

The LLAS website lists upcoming course dates and formats. Sessions are available online and at various London venues. Course fees typically range from £90 to £120, depending on the provider and format.

Given that the accreditation discount is £35 per licence, a landlord with three or more licensed properties in Redbridge recoups the training cost through fee savings alone — on top of meeting the licence condition.

The Redbridge Landlord Licensing Guide walks through the discount timing step by step and includes a pre-application checklist with accreditation as a tracked item, so you don't miss the window to upload your proof during the application.
