Update Landlord Registration Details in Northern Ireland

Every Mid-Term Update Is Free

One of the least-known facts about the Northern Ireland landlord registration system: any change you make during your three-year registration period costs nothing. Adding properties, removing sold properties, changing your personal address, updating your email, switching letting agents — all free, all done through your nidirect account.

Landlords sometimes assume a new fee is triggered when they buy another rental property or change their managing agent. It isn't. The £70 (or £80 paper) fee covers the full three-year cycle regardless of how many updates you make.

What You Can Update

Log into your nidirect account and select "Manage My Registration" to change any of the following:

Personal details — name, residential address, email, phone numbers. If you move house, update your address promptly. If you move outside Northern Ireland, you must also provide a valid NI correspondence address, since statutory notices need to be servable within the jurisdiction.

Property schedule — add newly acquired rental properties or remove properties you've sold. Each new property needs its full postal address, postcode, and approximate build year. The property is linked to your existing registration number instantly at no cost.

Letting agent details — if you appoint a new agent, switch agents, or terminate your agent arrangement and move to self-management, update the agent section. The register must reflect who's currently managing each property.

Joint owner changes — if ownership structures change (a co-owner sells their share, a new co-owner joins), the lead landlord updates the registration. New co-owners receive keycodes and link their accounts just as they would during initial registration.

Why Keeping It Current Matters

The Landlord Registration Scheme Regulations 2014 require landlords to maintain accurate details on the register. An outdated entry isn't just sloppy — it's a compliance issue.

Councils use registration data for enforcement, rates matching, and housing benefit verification. If your registered address is wrong, you might miss a renewal reminder, a council inquiry, or a Fixed Penalty Notice. If a property you've sold is still on your account, you could be contacted about a property that's no longer yours.

More practically, your registration number must appear on tenancy agreements, notices, and correspondence. If the agent on record doesn't match the agent actually managing the property, it creates confusion during any dispute or inspection.

Updates Don't Reset Your Expiry Date

An important detail: updating your registration doesn't restart the three-year clock. Your expiry date stays the same as the date on your original (or last renewed) certificate. Mid-term updates are administrative corrections, not new registrations.

When your three-year term does expire, you'll update everything during the renewal process and pay the renewal fee at that point.

For a portfolio change log template and the complete mid-term update workflow, the Northern Ireland Landlord Registration Guide covers every scenario.
