Yukon Rent Increase Calculator
Under the current Residential Tenancies Act, rounding up the new rent by twenty cents can put the increase above Yukon's 2.6% cap. The rent index sets a maximum, so calculate the amount carefully.
The Formula
For any notice served before December 1, 2026:
Maximum increase = Current rent × 0.026
New rent = Current rent + Maximum increase
The 2.6% index is set on May 15 each year. The 2026 figure of 2.6% was derived by averaging the 2024 Whitehorse All-Items CPI (2.0%) and the 2025 Whitehorse CPI (3.2%).
Worked Examples
Rent: $1,500/month
- Increase: $1,500 × 0.026 = $39.00
- New rent: $1,539.00
Rent: $1,800/month
- Increase: $1,800 × 0.026 = $46.80
- New rent: $1,846.80
- Rounding $1,846.80 up to $1,847.00 adds $0.20 above the legal maximum.
Rent: $2,250/month
- Increase: $2,250 × 0.026 = $58.50
- New rent: $2,308.50
Rent: $1,350/month
- Increase: $1,350 × 0.026 = $35.10
- New rent: $1,385.10
The Rounding Rule
Do not round the calculated maximum up to a higher amount. Any increase above the permitted cap exceeds the legal maximum. After a dispute hearing, the director may order money paid by the tenant to be repaid or deducted from rent.
If your calculator gives you a figure like $1,846.80, that is the legal maximum. Not $1,847. Not $1,846.81.

What Happens After December 1, 2026
If the tabled amendments pass and you serve your notice on or after December 1, 2026, there is no percentage cap. You set the increase amount at your discretion. The calculation above becomes irrelevant for those notices — but the 12-month frequency rule, the prescribed form, and the six-month notice period still apply.
Any notice served before December 1 remains bound by the 2.6% cap, even if the effective date of the increase falls after that date.
Bundled Services Matter
If utilities, parking, or storage are included in the base rent, the 2.6% cap applies to the total amount. Unbundling a utility that was included and charging it separately can be treated as an indirect increase subject to the cap.
The Yukon Rent Increase Compliance Toolkit includes a rent-calculation worksheet that handles the arithmetic to the cent and flags any rounding error before you fill in the prescribed form.
