NZ Bond Number: How to Find Your Bond Number and Landlord ID
Every lodged bond in New Zealand gets a unique Bond Number from Tenancy Services, and every landlord in the system gets a Landlord ID. You need both when processing refunds, top-ups, tenant changes, or property transfers through Bond Hub. Losing track of either is common — here is where to find them.
Where Your Bond Number Appears
Tenancy Services assigns the Bond Number after it matches your lodged funds with the completed lodgement form. It appears in three places:
- Acknowledgement of Bond Lodgement — the letter or email Tenancy Services sends to both landlord and tenant after processing. This is the original source.
- Bond Hub dashboard — log into the Tenancy Services portal at tenancy.govt.nz and the Bond Number shows against each property.
- Previous correspondence — any refund application, top-up submission, or Tribunal filing will reference it.
If you lodged the bond online, Tenancy Services can take up to 10 working days to process a complete and correct lodgement. Paper bond forms are no longer accepted.
Where Your Landlord ID Appears
Your Landlord ID identifies your landlord record in Bond Hub. If you have a bond currently lodged with Tenancy Services, you have a Landlord ID; it appears in Tenancy Services correspondence and your Bond Hub dashboard. If you manage more than one Landlord ID, use the one associated with the bond you are handling.
What to Do If You Cannot Find Either
If you have searched your email and paperwork without success:
- Log into Bond Hub — sign in with the RealMe, Microsoft, or Google account you used to register; the portal shows your active bonds and IDs.
- Call Tenancy Services on 0800 836 262. Quote the property address and approximate lodgement date. They can look up your Bond Number and confirm your Landlord ID.
- Use the bond enquiry form on the Tenancy Services Contact Us page with the property address and your full name.
There is no public bond register in New Zealand. You cannot search someone else's Bond Number online — verification requires logging into your own Bond Hub account or contacting Tenancy Services directly.

Why Your Bond Number Matters
You need it for every bond transaction: lodging a top-up after a rent increase, submitting a refund at the end of a tenancy, processing a tenant change, or transferring the bond when a property sells. Without it, Tenancy Services cannot match the transaction to the correct trust fund.
Keep the Acknowledgement email in a dedicated folder. The NZ Bond Lodgement Guide includes an audit log worksheet to track your Bond Number, Landlord ID, lodgement dates, and confirmation status for each property.
