Bond Hub NZ: How to Use the Tenancy Services Portal
Bond Hub is the online portal where landlords lodge bonds, request refunds, and manage tenant changes for residential tenancies in New Zealand. It's run by Tenancy Services (part of MBIE). Bond lodgements and top-ups have been online since 18 December 2024. Since 29 June 2026, refunds and tenant or landlord changes are also handled through Bond Hub or connected property management software; paper bond forms are no longer accepted.
Setting Up Your Account
Register at mybond.tenancy.govt.nz. Bond Hub sign-in supports RealMe, Microsoft, or Google accounts.
If you have a bond currently lodged with Tenancy Services, you already have a Landlord ID. If you do not have an active bond, you can register without one.
Lodging a Bond Through Bond Hub
From your dashboard, select "Lodge a new bond." You'll enter:
- Property address
- Weekly rent amount
- Total bond collected (up to 4 weeks' rent for a general bond, plus up to 2 weeks' rent for a pet bond if applicable)
- Tenant names, dates of birth, contact details and preferences, and entry dates
After you submit the lodgement request, you can pay online by card or Account2Account, or nominate an eligible tenant to pay through a link sent by email. Tenancy Services sends a confirmation to the landlord and tenants after payment. If the tenant pays the landlord, the landlord must lodge the bond within 23 working days of receiving it.
Requesting a Refund
When a tenancy ends, go to Refund Requests and select "New refund." Choose the tenancy, enter the reason and end date, add any claims or amounts to hold, and enter the proposed split. Tenants enter their own bank account details in Bond Hub when they agree to the request.
Bond Hub notifies every tenant named on the bond using their preferred contact method. They have 12 working days to review and agree or disagree with the split. Once all tenants agree, the refund is paid the following day; a completed refund application can take up to 10 working days to process.

Managing Tenant Changes
When a tenant leaves a shared tenancy and a new one moves in (with at least one original tenant staying), the landlord submits a Change of Tenant request. All tenants receive a notification and must respond. If you are both removing and adding tenants, submit two requests: remove the departing tenant first, then add the incoming tenant. The financial adjustment between outgoing and incoming tenants is a private arrangement — Bond Hub just updates the record.
Updating Landlord Details
If you sell the property or transfer management, use the "Change of Landlord" function. Either the departing or incoming landlord can submit the request, and the other landlord must respond to it. This updates who has authority over the bond record. The update must happen within 10 working days of the change.
Common Portal Frustrations
Sign-in issues. Bond Hub supports RealMe, Microsoft, and Google sign-in. Reset access through the provider you use to sign in.
Missing bond on dashboard. A complete and correct bond lodgement can take up to 10 working days to process. If it still does not appear, contact Tenancy Services.
Tenant contact details are wrong. Bond Hub notifications use the contact details and preferences on the bond record. Update them before starting a transaction.
