Oxford Landlord Accreditation Licence Discount: How to Cut Your Fee by £241

What the Accreditation Discount Actually Saves You

Oxford City Council charges accredited landlords £612 for a new selective licence instead of the standard £853. That £241 difference sits entirely in the Stage 2 fee — your Stage 1 payment stays at £323 regardless of accreditation status.

The discount applies when the accredited person holds full management control of the property. If you use a letting agent who isn't accredited themselves, the discount doesn't transfer just because you personally hold accreditation.

For HMO licensing, accreditation doesn't directly reduce the new-application fee (standard new HMOs cost £858 in 2026/27 whether you're accredited or not). Where it pays off is renewal: accredited landlords with clean compliance records qualify for 2-year earned renewals at £432 or 5-year earned renewals at £610, compared to £392 for a standard 1-year renewal that you'll pay again next year.

Which Accreditation Schemes Qualify

Oxford City Council accepts accreditation from bodies it recognises — the NRLA (National Residential Landlords Association) is the most common route. You need to hold current, verified accreditation at the time of application, not just membership.

The council checks accreditation status during the application review. If your accreditation lapses between submission and the Stage 2 payment, you lose the discount and the Stage 2 fee adjusts upward to the standard rate.

Student accommodation blocks signed up to approved Codes of Practice also qualify for the £612 rate under a separate "Student Accommodation Block" category.

How to Claim the Discount on Your Application

When you submit through Oxford City Council's online portal, the system asks about accreditation status. You'll need to provide your accreditation reference number and the name of the accrediting body.

The council verifies this during Stage 1 processing. If it checks out, they set your Stage 2 fee at the discounted rate (£289 for selective licensing). If verification fails, they default to the standard Stage 2 amount (£530).

One detail landlords miss: the discount only applies to applications submitted within 12 weeks of the property becoming licensable. Apply late and you're on the higher-rate fee schedule — £1,803 for selective licensing — regardless of accreditation. The higher rate has no accredited variant.

Is Accreditation Worth It Just for the Fee Saving?

NRLA membership costs £125 per year. The selective licensing discount saves £241 per licence term. If you hold one selective licence, accreditation pays for itself in the first year and then some.

The calculation shifts for HMO landlords. The real value isn't a new-application discount but access to multi-year renewals. A 5-year earned HMO renewal costs £610 total — compare that to five consecutive 1-year renewals at £392 each (£1,960). Over five years, the accredited landlord saves £1,350.

Beyond fee savings, Oxford gives accredited landlords and agents lower inspection priority under its selective scheme, and accreditation is part of the criteria for longer HMO renewals.

Our Oxford Landlord Licensing Guide maps out the full fee schedule for every licence type and walks you through the accreditation verification process step by step, so you don't lose a discount to a paperwork gap.
