PRS Database Rollout Dates by Region: Every Deadline for England Landlords
The 9-Region Timetable
MHCLG is rolling the PRS Database service out from 15 December 2026. Landlords can register properties across England from that date, while regional commencement dates and mandatory deadlines are staggered through November 2027.
Your deadline is set by where the property sits, not where you live. A landlord in Bristol who owns a flat in Birmingham follows the West Midlands deadline.
| Region | Regional Commencement | Mandatory Deadline |
|---|---|---|
| West Midlands | 15 December 2026 | 14 March 2027 |
| East of England | 15 January 2027 | 14 April 2027 |
| East Midlands | 15 February 2027 | 14 May 2027 |
| South East | 15 March 2027 | 14 June 2027 |
| Yorkshire and the Humber | 15 April 2027 | 14 July 2027 |
| North West | 15 May 2027 | 14 August 2027 |
| North East | 15 June 2027 | 14 September 2027 |
| London | 15 July 2027 | 14 October 2027 |
| South West | 15 August 2027 | 14 November 2027 |
Every region gets a three-month window between its commencement date and the mandatory deadline. That window applies to landlords with tenancies already running when the region's registration requirement begins. Properties that become let during the rollout must meet their region's deadline; the separate requirement to register vacant properties before marketing will be introduced under future legislation.
Can You Register Early?
Yes. From 15 December 2026, any landlord in England can register properties regardless of region. The West Midlands opens first, but the portal accepts entries from all nine regions from day one.
Early registration is voluntary — you won't face penalties until your region's mandatory deadline passes. But registering early locks in your Landlord Registration Number and Property Registration Number, and your annual renewal date starts from the activation date, not the regional deadline.
For portfolio landlords with properties across multiple regions, registering everything in December 2026 simplifies renewal tracking. Otherwise you end up with scattered anniversary dates across 2027.
What Happens If You Miss the Deadline
Once your region's deadline passes, letting a property without an active entry triggers civil penalties up to £7,000 per breach. Continued non-compliance or false information can escalate to £40,000 or criminal prosecution.
The more immediate consequence: while you are in breach of the duty to keep active landlord and dwelling entries, the court cannot make a possession order under most Section 8 grounds. Only anti-social behaviour Grounds 7A and 14 are exempt from this bar; the Act does not prohibit serving a notice.
Local housing authorities enforce the registration requirements under Schedule 5 of the Act. Waiting until the last week of your regional window leaves no margin for document issues or portal delays.

Multi-Region Portfolio Planning
If you own properties across regions, map each property's postcode against the timetable above. The deadline that applies is the one for the property's location. A landlord with flats in Nottingham (East Midlands), Leeds (Yorkshire), and Wandsworth (London) faces three different deadlines: 14 May 2027, 14 July 2027, and 14 October 2027.
The PRS Database Registration Guide includes a regional deadline planner worksheet that maps your portfolio to the correct windows, along with fee budgeting for multi-property registrations and renewal date tracking.
