RealMe Bond Hub NZ: How to Set Up Your Landlord Account

Bond Hub is the online portal where NZ landlords lodge bonds, submit refunds, and manage tenant changes. Landlords can sign in with a RealMe, Microsoft, or Google account. If you have never used RealMe or Bond Hub before, here is what to expect.

What RealMe Is

RealMe is the New Zealand government's digital identity service. It is used across many government sites — not just Tenancy Services — so you may already have an account from dealing with IRD, StudyLink, or NZ Post. There are two levels:

  • RealMe login — a username and password for basic authentication
  • RealMe verified identity — a separate identity-verification service; Bond Hub sign-in accepts a RealMe, Microsoft, or Google account.

Bond Hub registration is separate from RealMe verification. You can use RealMe as your sign-in option or choose Microsoft or Google.

Setting Up Your Account

  1. Go to mybond.tenancy.govt.nz and select Register
  2. Choose your sign-in account — RealMe, Microsoft, or Google
  3. Enter your Bond Hub registration details — use your Landlord ID if you have a current bond lodged with Tenancy Services; you can register without one if you do not have an active bond
  4. Verify your email address using the registration link Tenancy Services sends you, then sign in with the same account

Bond Hub registration does not require a separate verified RealMe identity. Follow RealMe's current instructions if you choose RealMe as your sign-in provider and need help setting up that account.

First-Time Bond Hub Navigation

Once logged in, Bond Hub shows your dashboard — any properties with lodged bonds, their Bond Numbers, tenant details, and the status of pending transactions. From the dashboard you can:

  • Lodge a new bond — enter the property, tenant, and payment details
  • Submit a refund request — specify the dollar split between landlord and tenant
  • Process a tenant change — when a flatmate leaves and a new one moves in
  • Update landlord/agent details — when a property sells or management changes

The portal generates electronic notifications to tenants. They do not need to register for Bond Hub; they can respond through the notification link using their tenant number and one-time password.

Common Setup Problems

No confirmation email — check your spam folder. Bond Hub registration emails can land there.

Cannot access existing bond records — if your property was previously managed by an agency, the bond may be linked to the agency's Landlord ID. Submit a change-of-landlord request in Bond Hub; either landlord can start it and the other must respond.

Registration taking too long — set up Bond Hub access before collecting a bond. The 23-working-day lodgement window starts when you receive the bond payment.

The NZ Bond Lodgement Guide includes a visual walkthrough of the Bond Hub dashboard and a checklist covering every screen you will encounter during your first lodgement.
