Current Fee Schedule (April 2025 Onwards)
Rent Smart Wales updated its fee policy on 1 April 2025. These rates apply through 2026 and until the next statutory review. Every fee below is exempt from VAT — they are regulatory charges, not commercial services.

| Agent | £60 | £140 |
The NRLA also delivers approved Rent Smart Wales training at £30 for members (£36 non-members) for the landlord course.
Online vs Paper: The Numbers
The paper surcharge is steep. A self-managing landlord completing both registration and licensing by paper pays £429 (£102 + £327). The same applications online cost £314 (£60 + £254). That is a £115 difference for the same legal outcome.
At renewal, paper renewal of both costs £389 versus £278 online when the early compliance reward applies to the licence. Across an initial application and one early-reward renewal cycle, choosing paper over online costs an extra £226 — more than the price of the licence itself.
Paper registration applications undergo manual review and can take two to four weeks. Paper applications require manual processing, so allow extra time for other application types; they also require posting physical forms to Cardiff.
How to Qualify for the Early Compliance Reward
The £230 rate (instead of £254) on licence renewal is not automatic. You must submit your renewal application 42 days or more before your licence expires. Applications submitted within 41 days of expiry pay the standard £254.
The renewal window opens 84 days before expiry. That gives you a 42-day sweet spot — days 84 to 42 before expiry — to lock in the discounted rate. Miss it and you pay £24 more for no reason.
If you let your licence lapse entirely past the expiry date, you lose access to renewal pricing altogether. RSW treats it as a fresh application at the full £254 (online) or £327 (paper) rate.

One Registration Covers Your Entire Portfolio
A common misconception: landlords assume they need to pay £60 per property. They do not. Landlord registration is per person (or per ownership entity), not per property. One £60 registration covers every Welsh rental property you own. Adding or removing properties is a free portal update.
Joint owners pay one £60 registration between them — not £60 each. Only one joint registration is needed, with a designated lead landlord.
What You Actually Pay as a Self-Managing Landlord
For a first-time self-managing landlord doing everything online:
- Registration: £60
- Training: £35 (online via RSW portal)
- Landlord Licence: £254
- Total: £349
This covers five full years. That works out to under £70 per year, or about £5.80 per month — less than most property management software subscriptions.
Our Rent Smart Wales guide includes a fee comparison worksheet and a dual-clock renewal tracker so you never miss the early compliance discount window.
