Lambeth Licence Fee Discounts: EPC, Accreditation and Multi-Unit Savings

Lambeth's selective licence costs £1,025 at full price, but three discount routes can shave up to £225 off that total. They are not applied automatically — you need to claim each one during the application and upload the right evidence.

Accreditation Discount: £75 Off Part B

The biggest single saving comes from holding an active accreditation or professional membership at the time of application. Lambeth accepts the following:

  • London Landlord Accreditation Scheme (LLAS)
  • National Residential Landlords Association (NRLA)
  • UK Association of Letting Agents (UKALA)
  • Association of Residential Letting Agents (ARLA/Propertymark)
  • Royal Institution of Chartered Surveyors (RICS)
  • Safeagent

The accreditation must be in the name of the proposed licence holder — not the managing agent, unless the agent is also named as licence holder. Upload your membership certificate or accreditation number through the Metastreet portal as part of the applicant disclosures section.

LLAS accreditation is the most common route for self-managing landlords. It involves completing a short professional development course, and the annual fee is modest compared to the £75 saving per licence. If you hold multiple properties in Lambeth, the accreditation pays for itself on the first application.

The NRLA route works the same way — standard NRLA membership qualifies, and the membership number serves as evidence.

EPC Discount: £50 Off Part B (Selective Only)

If the property has a valid Energy Performance Certificate rated C or higher, Part B is reduced by £50. This discount applies only to selective licences — it is not available for additional or mandatory HMO applications.

You need to upload the EPC during the application. The certificate must be valid (they last ten years) and clearly show the C+ rating. If your EPC is currently rated D or lower, you could commission a new assessment after making efficiency improvements, but the timing needs to work: the new EPC must be in hand before you submit the application, and the application should not be delayed past any enforcement deadline.

Multi-Unit Block Discount: £100 Off Part A (Selective Only)

This one applies when multiple self-contained flats in the same contiguous building block are owned and managed by the same legal entity — common with converted Victorian houses in areas like Herne Hill or West Dulwich.

The first flat pays the full fee (£1,025). Every subsequent flat in the same block gets £100 off Part A, reducing it from £717.50 to £617.50. You can bundle up to eight flats in one batch submission through the portal.

The discount is processed as a retrospective refund after the draft licence is approved and Part B is collected — you pay the full amount initially and receive the rebate later. All applications in the batch must be submitted together.

Stacking the Discounts

The three discounts apply to different parts of the fee and can be combined:

Discount Applies to Amount
Accreditation Part B −£75
EPC C+ Part B −£50
Multi-unit (2nd flat onwards) Part A −£100

A landlord with NRLA accreditation and a C-rated EPC applying for a single selective licence would pay: £717.50 (Part A) + £182.50 (Part B minus £125) = £900 total.

For the second flat in the same building with the same credentials: £617.50 (Part A minus £100) + £182.50 (Part B minus £125) = £800 total.

Those savings matter when you are licensing a block of four or five flats. The combined discount across a four-flat building could exceed £500.

Our Lambeth landlord licensing guide walks through the full fee structure with a fee calculator worksheet, discount eligibility criteria, and the exact portal sections where each piece of evidence needs to be uploaded.
